Port Hawkesbury Town Council heard about plans for a subdivision.
At last night’s combined committee-of-the-whole and special meeting , Paul Dec with Upland gave a presentation on plans for residential development, specifically at the corner of Tamarac Drive and Spruce Street.
Dec reminded town council that a recent regional housing needs assessment identified a shortage of approximately 235 units in Port Hawkesbury, a shortage he said has grown since that study. To meet this need, he said 25 to 50 units would have to be developed each year.
Considering the projects earmarked for the area, Dec recommended that town council plan for growth. He noted that of the 220 acres they are looking at, the town owns 175 acres . The consultant said the area is a great locatio n that is walking distance from stores and close to Tamarac Education Centre.
As part of the study, Dec said Upland designated more hilly, undulating areas as recreation and green zones. While he is happy water is available in the area, Dec expressed hope that sewer service will be expanded to accommodate housing.
During a presentation, Jason MacMillan with the Department of Public Works said there is another 60 to 80 metres of pipe left to install on Spruce Street, then the asphalt will be replaced.
Noting the Long-Term Care facility that is expected to be constructed south of the area in question, Dec said land at the top of the ridge along the north side of Tamarac Drive could be used for town units, while land uphill from those lots that is flatter could be considered in Phase 2 of the project.
Dec added that the town will need to revise its land-use bylaws and zoning regulations to facilitate more apartment development.
